Warehouse Gym Dubai Science Park: Why Space Matters More Than Square Metres

By Nadezhda Grishaeva

Dubai has no shortage of impressive fitness clubs. Over the years, I have visited everything from compact boutique studios to luxurious premium gyms. But sometimes a club makes an impression not because of its equipment, interior design or exclusive services, but because of something much more fundamental: space.

That was my first impression of Warehouse Gym at Dubai Science Park.

The club opened in 2025, but I only recently found the time to visit. Although I was already familiar with the Warehouse Gym concept, this particular location genuinely surprised me.

A Different Way of Thinking About Gym Space

In the fitness industry, we often discuss how many square metres a gym should provide per member.

You occasionally encounter simplified calculations suggesting that one square metre per member represents a reasonable balance, while higher membership density indicates a more economical model. Premium facilities, meanwhile, are generally expected to provide more room.

But there is a fundamental problem with these calculations: they largely ignore the third dimension — height.

Two gyms can have exactly the same floor area and feel completely different.

A fitness club with relatively low ceilings, limited natural light and closely arranged equipment can feel restrictive even when its floor area looks adequate on paper.

Many gyms occupy buildings that were never originally designed for fitness. Basements, converted retail units and ordinary commercial spaces can present serious architectural limitations.

Designers may use mirrors, strategic lighting and clever interior solutions to make these spaces appear larger. Sometimes they succeed. But the physical dimensions of a building cannot be changed by decoration alone.

Low ceilings can restrict certain movements and, for some people, contribute to a feeling of confinement.

This is where Warehouse Gym Dubai Science Park stands apart.

50,000 Square Feet — But It Feels Even Bigger

Before checking the official figures, I had subjectively estimated the club at around 5,000 to 6,000 square metres.

Later, I looked up the official number and discovered that the facility covers 50,000 square feet, or approximately 4,645 square metres.

So yes, I overestimated its size.

But that is exactly what makes this club so interesting.

The extraordinary height of the ceilings, the open layout and the sheer volume of the space make it feel significantly larger than its actual floor area.

In this case, my mistake says something positive about the architecture itself.

The ceilings are exceptionally high. In some areas, I would estimate their height at five or six metres, and possibly even more in the most open sections. These are my personal visual estimates rather than official architectural measurements.

Large glazed surfaces, natural light and impressive vertical proportions create an extraordinary sense of openness.

There are areas where the architecture almost gives the impression of a double-height interior.

You don’t simply see a large fitness club. You experience its volume.

This is why I believe the cubic metres of a gym deserve almost as much attention as its square metres.

Equipment: Practical Quality Rather Than Luxury for Its Own Sake

Warehouse Gym positions itself as a performance-oriented fitness brand, and the equipment selection reflects that philosophy.

During my visit, I saw a substantial range of strength and conditioning equipment from established manufacturers, including Life Fitness, Hammer Strength and Primal.

These are serious, capable machines, even if the club is not trying to assemble a collection of the most expensive or exclusive models available.

Personally, I don’t believe that a good workout requires the most prestigious equipment brand.

Biomechanics, maintenance, exercise variety and the ability to train comfortably are much more important than the logo on a machine.

The Warehouse concept also embraces relatively minimalist, industrial-inspired interiors. It makes no attempt to disguise its identity behind excessive luxury finishes.

In that respect, the name Warehouse feels particularly appropriate.

What matters is that the space works.

Busy, Yet Surprisingly Comfortable

One of the consequences of a successful fitness club is predictable: people come.

Warehouse Gym Dubai Science Park appears to have become a popular destination, and it can be busy during peak hours.

However, a busy gym does not necessarily have to feel crowded.

The scale of the training floor, the separation of different activity zones and the generous proportions of the building help reduce the psychological impression of congestion.

There is room for strength training, cardio, functional exercise and recovery, as well as places to simply sit down and take a break.

I particularly appreciated the fact that the café and recreational areas feel integrated into the overall concept rather than squeezed into whatever space remained after the equipment was installed.

A Proper Place to Recover

Another welcome feature is the attention given to changing rooms, showers and recovery facilities.

In some fitness clubs, these areas seem almost like an afterthought. Designers devote most of the available space to equipment and leave the changing rooms unnecessarily cramped.

At Dubai Science Park, I had a very different impression.

The changing areas feel appropriately proportioned, while the sauna, steam facilities and areas for relaxation support the idea that fitness involves more than an hour of exercise.

Since moving to Dubai, I have also noticed something curious: many people arrive at the gym already wearing their workout clothes and leave without showering there.

Perhaps it is partly a matter of climate, convenience or personal routine. Perhaps some people simply prefer to shower at home.

Whatever the explanation, I appreciate a fitness club that provides comfortable facilities for those who want to shower, change and recover before continuing their day.

And this location certainly takes that part of the experience seriously.

The Luxury of Breathing Freely

There is one more factor that deserves recognition: air.

Dubai’s climate makes effective cooling and ventilation essential for any successful fitness facility.

At Warehouse Gym Dubai Science Park, I found the indoor environment particularly comfortable.

Even in a large, active gym, the combination of high ceilings, open proportions and what felt like effective air conditioning made the atmosphere pleasantly breathable.

Of course, this is a personal impression rather than a technical assessment of air quality or ventilation performance.

Still, the difference between a gym that merely maintains a comfortable temperature and one that actually feels airy is noticeable.

And it can influence the entire training experience.

My Verdict: A Different Kind of Value for Money

Warehouse Gym Dubai Science Park is not a traditional luxury fitness club. Nor does it need to be.

Its appeal comes from a sensible combination of capable equipment, a strong training environment, generous amenities and remarkable architectural proportions.

For me, it represents an appealing version of value for money: prioritising the elements that genuinely influence how people exercise and feel.

There will always be clubs with more expensive finishes, more exclusive machines or more elaborate decorative concepts.

But very few interior design features can compete with the simple pleasure of having room to move, breathe and train without feeling enclosed.

Sometimes the greatest luxury is not marble, designer furniture or the latest equipment.

Sometimes, it is simply space.
